Result: the project successfully achieved LEED v4 Gold certification and received approval for the LEED v4 Fundamental Commissioning credit from GBCI.
The project concept involves the property owner entering into a contract with a healthcare organization. Medical professionals monitor the resident’s health and develop a personalized improvement plan. Residents can undergo wellness treatments while living in an environmentally clean area with a high level of aesthetic, functional, and climatic comfort.
In essence, this is a residential environment with the infrastructure of a modern health resort, where architecture, engineering systems, the natural surroundings, and medical support work together to maintain health and quality of life.
Our role
HPBS provided LEED Commissioning services for the new construction project. Commissioning is an important part of LEED green building certification and makes it possible to confirm that a building’s engineering systems have been designed, installed, tested, and are operating in accordance with the owner’s requirements, the design documentation, and sustainable construction criteria.
Our services included:

analysis and review of the Owner’s Project Requirements (OPR);

analysis of the Basis of Design (BOD);

development and implementation of the commissioning plan;

integration of Commissioning requirements into the construction documentation;

preparation of construction checklists;

development and execution of Functional Performance Tests (FPT);

on-site inspections and testing;

verification of engineering systems operation;

training for the operations team;
-
preparation of LEED commissioning reports.
Commissioning scope at the property
The project included verification and testing of the building’s key engineering systems:

heating, ventilation, and air-conditioning systems — HVAC;

plumbing systems, including domestic hot water, water supply, and snow-melting systems;

lighting systems;
-
power supply systems operating on 100% renewable geothermal energy.
Result
Following completion of the work, the project received approval for the LEED v4 Fundamental Commissioning credit from GBCI and successfully achieved LEED v4 Gold certification.
This project demonstrates how green certification can be integrated into next-generation residential real estate, where energy efficiency, indoor environmental quality, renewable energy, and concern for human health become part of a unified sustainable development strategy.
